Clayco provided development, design and construction management services for Centene Plaza, the first class A office product brought to market in downtown Clayton, Missouri in just under a decade and the region's first and only multi-tenant office that is Gold LEED certified. The development is a 21-story office tower with a 1900-space parking garage and a public plaza. Also, the building and pedestrian entertainment plaza feature striking artwork by Liam Gillick. The building is 96% leased to companies such as managed care provider Centene Corporation and the area's third largest law firm, Armstrong Teasdale, as well as, JP Morgan, Cassidy Turley Martin and Stinson Morrison.
Clayco partnered with Centene and The Koman Group to develop the project, which features a 21,000-square foot green roof (the largest in St. Louis metro), low-E glazing for heat gain reduction and access to two light rail stops, which all contributed to the project's LEED Gold certification.
Various challenges were overcome in order to bring this project to market and nearly fully leased in just 15 months. Clayco's real estate services team developed the financing plan that enabled the project to come to fruition amidst the worst financial collapse in years by working with the City of Clayton, county and state and strong partnerships with the client and The Koman Group. Forum Studio provided master planning and full design architectural and engineering services for the garage and retail space. Concrete Strategies, Inc. self—performed the concrete framework using an innovative sequencing plan.
