The unused dialogues were taken from the game's files, and may appear in future DLC releases (or not appear at all). To be able to speak with Vendrick you must get the Ashen Mist Heart from the Ancient Dragon, and then interact with Vendrick's armor in the last room in the Undead Crypt.
